 Commercial Inspections, Due Diligence, PCAs 

 

Commercial inspections include properties such as apartment complexes, motels, office buildings, retail stores and warehouses. The inspection covers the major systems of the property, evaluation of visible structural components, roofing surfaces, cataloging type and condition of HVAC equipment, and the condition of electrical and plumbing systems. Our inspectors provide accurate repair cost estimates (optional) and assist with due diligence as to the building’s overall condition. The commercial inspection results in a thorough report designed to help facilitate transaction negotiations. Reports are professionally written and either mailed or emailed with user name and passwords to clients with a cover photo of the building and property. All sections of the report include addendums, detailed photograhs and summary. At the clients request, we can also include other inspections to the Property Condition Assessment such as mold, ADA, fire alarm, fire sprinkler and asbestos inspections.

PCA (with cost analysis): The acquisition of a commercial property is a significant investment. An inspection will provide the purchaser with the information required to make decisions on the components and systems that are at the end of their life or are non-functional. Included is a cost analysis on all defective components or items at the end of their expected life. A defective roof alone can cost tens of thousands of dollars. The inspection includes a complete survey of property conditions, a complete inventory of systems and installed equipment, and projected remediation or maintenance costs.

 

PCA (without cost analysis): The inspection is the same as above but without the cost analysis. The inspection fee is lower since repair cost estimates are not included.
 

PCA Exterior Only: For the inspection where a quick analysis is required on a limited budget is required and tenants are not to be disturbed, then an exterior only inspection may be appropriate. The inspection would include the outside walls, property, roof, and all exterior components on electrical and heating and air conditioning. None of the systems will be operated.  

PCA Light Commercial: When buying a small building or an office within a larger building then an inspection that focuses only on issues that are relevant to the purchase are performed.  

Custom: Not every property or business transaction is the same. We perform custom inspections per the clients needs.

Consultation: For clients that prefer their personal property consultant to travel to other locations.
