Today's market is tough on the seller and agent alike. Home sales are slower and competition is fierce. The term "curb appeal" is what gets prospective buyers interested and inside. Other selling power words are value, trust and price.

For sale signs on the front yard are a dime a dozen and people don't have time to stop and see them all. A for sale sign with a big "Pre Inspected" planted on top creates instant interest and buzz, now there's the power of curb appeal!   

Having the home pre-inspected prepares the seller and agent before the buyer's inspection report, and gives a solid perception of what the home is worth, what needs and doesn't need to be repaired, and provides leverage to stand strong at the bargaining table making you more money. In some cases the buyer forgoes their own inspection altogether bringing closing and a check in your pocket two weeks sooner. 

We consult our client and advise them on which items are of most importance and expense to the pocket book. Our report is written in a friendly non-threatening manner, then the summary page with the discrepancies can be offered to be read by the prospective buyer. If some, or all of the items are repaired, the list is marked off by the seller, which reassures the seller and builds trust.
