Buyer's Inspection: A home inspection usually performed during the buyer's option period to determine the condition of the home. All areas are checked for problems needing to be repaired.
Phase Inspections: These third party inspections are performed during construction from beginning to end. There are three standard phases; foundation, framing, and final. Inspections are required to meet builcing code standards.
City & State required: The City of Austin's inspectors no longer perform framing inspections for construction projects. It is the responsibility of the contractor or home owner to hire a third party inspector to perform the framing inspection and provide a list of items to correct. Once the permit holder or client repairs or corrects the items, the City inspector is then called to the location for verification of corrections and proper paperwork filled by the third party inspector.
The Texas Real Estate Construction Commission (TRCC) has adopted a similar rule effective Sept. 1st 2008 that mandates all residential contruction outside city jurisictions to be phase inspected by a third party fee inspector. Inspections are required to meet minimum building standards as local juridiction.
Pre-Sale Inspection: A home inspection performed for the seller. The home inspector advises the seller of which items are of most importance and costly. A pre-listing or seller's inspection sells the home faster and for more money.
Investment: Properties inspected for investors at a fee much lower than a standard inspection. This inspection covers major components such as foundation, structure, roof, plumbing leaks, HVAC, electrical panels.
Maintenance Inspect: Homeowners often get their home inspected every 2 to 3 years to determine how the house is performing.
Builder Warranty Inspections: New houses come with a 1-year, new home warranty. Before the builder warranty runs out, we recommend getting the home inspected to see if there is anything that the builder needs to fix. This is often performed at the 10th or 11th month after purchase.
