Pre-Sale Inspection Toxic Drywall Inspection Home Repairs
5 Point Inspection: Otherwise known as 4 point inspections, these inspections were originally created by insurance companies after catastrophes such as hurricanes made homeowners policies riskier. These inspections were performed to inform the insurance company of major defetcs and covered the 4 major systems such as Roof, Electrical, HVAC and Plumbing. Ours, however, covers one more point; Foundation. This type of inspection is also more affordable (up to 50%) than that of a full home inspection since items such as doors, windows, appliances etc are not inspected. A 5 point inspection can be ordered at the client's request.
Buyer's Inspection: A home inspection usually performed during the buyer's option period to determine the condition of the home. All areas are checked for problems needing to be repaired.
Pre-Sale Inspection: A home inspection performed for the seller. The home inspector advises the seller of which items are of most importance and costly. A pre-listing or seller's inspection sells the home faster and for more money.
Phase Inspections: These third party inspections are performed during construction from beginning to end. There are three standard phases; foundation, framing, and final. Inspections are required to meet building code standards.
City & State required: The City of Austin's inspectors no longer perform framing inspections for construction projects. It is the responsibility of the contractor or home owner to hire a third party inspector to perform the framing inspection and provide a list of items to correct. Once the permit holder or client repairs or corrects the items, the City inspector is then called to the location for verification of corrections and proper paperwork filled by the third party inspector.
Investment: Properties inspected for investors at a fee much lower than a standard inspection. This inspection covers major components such as foundation, structure, roof, plumbing leaks, HVAC, electrical panels.
Maintenance Inspect: Homeowners often get their home inspected every 2 to 3 years to determine how the house is performing.
Builder Warranty Inspections: New houses come with a 1-year, new home warranty. Before the builder warranty runs out, we recommend getting the home inspected to see if there is anything that the builder needs to fix. This is often performed at the 10th or 11th month after purchase.
